Residence by Investment

Portugal’s Golden Visa, officially known as the Residence Permit for Investment Activity (ARI), is a residence-by-investment route for eligible non-EU, non-EEA and non-Swiss nationals.

It is designed for applicants who wish to obtain Portuguese residence through a qualifying investment while maintaining a low physical-presence requirement in Portugal.

CURRENT QUALIFYING INVESTMENT OPTIONS

• Creation of at least 10 jobs in Portugal
• €500,000 investment in qualifying scientific research activities
• €250,000 contribution to approved artistic production or the preservation of national cultural heritage
• €500,000 investment in qualifying non-real-estate Portuguese investment funds, subject to statutory fund and investment conditions
• €500,000 investment in a Portuguese company combined with the creation of at least 5 permanent jobs, or reinforcement of an existing Portuguese company under the applicable job-creation or job-maintenance conditions

 

IMPORTANT UPDATE

Real-estate acquisition and general capital-transfer options are no longer eligible for new Portugal Golden Visa applications. The programme is now focused on job creation, research, culture, qualifying investment funds, and business investment.

RESIDENCE VALIDITY

The ARI residence permit is generally issued for two years and may be renewed, provided that the applicant continues to meet the investment and minimum-stay requirements. The qualifying investment must normally be maintained for at least five years from the date the residence permit is granted.

FAMILY INCLUSION

Eligible family members may include a spouse or qualifying partner, dependent children, and dependent parents, subject to the relevant legal and documentary requirements.

Portugal’s Digital Nomad Residency is designed for eligible professionals who wish to live in Portugal while continuing remote employment or independent work for companies and clients based outside Portugal.

This pathway is suitable for remote employees, freelancers, consultants, and business owners whose professional activity is carried out online for foreign employers or clients.

WHO CAN APPLY?

• Remote employees with an employment contract or employer confirmation
• Freelancers and self-employed professionals with service contracts or client relationships
• Business owners providing remote services to clients outside Portugal
• Applicants with stable, documented foreign income

INCOME REQUIREMENT

Applicants must demonstrate an average monthly income during the previous three months equal to at least four times the Portuguese monthly minimum wage.

For 2026, this benchmark is €3,680 per month for the main applicant.

DOCUMENTS GENERALLY REQUIRED

• Valid passport
• Completed national visa application
• Employment contract, employer letter, service contract, or proof of professional services
• Evidence of income for the previous three months
• Tax-residency certificate
• Criminal-record certificate
• Valid health or travel insurance
• Proof of planned accommodation in Portugal
• Supporting documents translated and legalised where required

RESIDENCY PROCESS

Applicants normally submit their residence-visa application through the Portuguese Consulate or authorised visa application centre in their country of legal residence.

The residence visa is generally issued for entry into Portugal and allows the applicant to complete the residence-permit process with AIMA after arrival.

The first residence permit is valid for two years and may be renewed for successive periods of three years, subject to continued compliance with the applicable requirements.

FAMILY MEMBERS

Eligible family members may be able to apply through Portugal’s family-reunification procedures, subject to their relationship, financial dependency, supporting documents, and current immigration rules.
